What sets Us apart

An extension built around how you want to live, not just what fits on the drawings

Planning an extension in Somerset or Bristol means getting the brief right before anything goes on paper. The wrong layout, or one that wasn't properly challenged at the start, is expensive to fix once a build is underway.

Warren visits the plot, understands how you want to use the space, and raises any constraints before anything is drawn or priced. From there, Britton's Properties manages the full project, structural engineer, groundworks, build, and internal fit-out, as one coordinated job.

Single storey extensions, double storey extensions, side returns, and loft conversions across Somerset, North Somerset, and Bristol. One point of contact throughout. Built to regulations. Handed over with the completion certificate.

What We Do

Everything from groundworks to the finished room

A Britton's extension covers the full scope of work, coordinated as one project, priced as one job, with one person accountable from the first spade in the ground to the final coat of paint.

Project Coordination

One point of contact managing every trade, structural engineer, groundworks, bricklayers, roofers, and finishing trades, in the right sequence.

Foundations & Groundworks

Excavation, foundations, and drainage completed and signed off before the build goes above ground.

Structure & Brickwork

Walls, cavity insulation, lintels, and load-bearing elements built to the structural engineer's specification throughout.

Roofing Work

Roof structure, felt, battens, and tiles or flat roof membrane. Weathertight before any internal work begins

Doors, Windows & Glazing

Openings formed, frames fitted and sealed, glazing installed in the correct sequence before first fix.

Plumbing & Electrics

All services routed through the structure before plastering. Positions confirmed against the finished layout upfront.

Internal Fit-out

Plastering, flooring, decoration, joinery, and second fix. Finished to the same standard as the rest of the house.

Building Regulations Sign-off

All structural, thermal, and services work signed off by building control. Completion certificate handled by Warren.

How It Works

Warren's approach to every extension

01

Site Visit & Brief

Warren visits, walks the plot, and spends proper time on the brief. Constraints are identified, the layout is challenged if needed, and the scope is shaped before anything is drawn or priced.

02

Structural Engineering

Warren coordinates the structural engineer. Drawings and calculations are produced to the required standard for planning and building control, you don't need to source this separately.

03

Planning & Approvals

Permitted development or full planning, Warren advises on the route and can help navigate the process. Building regulations are handled throughout the build, not as an afterthought at the end.

04

Groundworks & Structure

Foundations, drainage, structure, and roof, built in the correct sequence, with building control inspections at each relevant stage. Warren on site throughout.

05

First Fix & Services

Plumbing and electrical first fix routed through the structure before plastering begins. Positions locked in against the finished layout.

06

Internal Finish & Handover

Plastering, flooring, decoration, joinery, and second fix completed. Snagged, signed off, and handed over with the completion certificate.

Do I need planning permission for an extension in Somerset?
Not always. Many single storey rear extensions fall within permitted development rights and don't require a full planning application, though there are size, height, and boundary restrictions that apply. Warren will advise at the site visit on which route applies to your property and whether there are any factors that could affect permitted development eligibility.
How long does a house extension take to build?
A single storey extension typically runs between 12 and 20 weeks from groundworks to completion, depending on size and scope. A double storey or loft conversion will be longer. Warren will give you a realistic programme as part of the quote — one that accounts for the full sequence of trades rather than an optimistic best case.
Do I need an architect or structural engineer?
A structural engineer is required for most extensions, to produce the calculations and drawings that building control and the build itself require. Warren coordinates this as part of the project. Whether you also need an architect depends on the complexity of the design. For straightforward extensions, the structural engineer's drawings are often sufficient. Warren will advise on this at the site visit.
Can you build a loft conversion as well as a ground floor extension?
Yes. Both are within scope. Some customers combine the two as part of a wider programme of work, which Warren can manage as a single coordinated project rather than two separate jobs run back to back.
Will I need to move out during the build?
For most extensions, living in the property during the build is manageable, particularly in the early groundworks and structural stages when the works are external. The point where it becomes more disruptive is typically when the internal fit-out begins and the new space connects with the existing house. Warren will talk this through at the site visit based on the specific layout.
How much does a house extension cost in Somerset?
Extension costs vary considerably based on size, specification, and scope. As a rough guide, single storey extensions typically start from £2,000-£3,000 per square metre for a mid-range specification, excluding fixtures and fittings. Warren provides a detailed quote after the site visit, no estimates, no costs added at the end.
